Information for Incoming Tenants
How to apply for one of our buildings 2008-2009 leasing
- First, designate a group leader who will be in charge of collecting everyone's application, app fees and security deposit. The group leader should have each person in the group fill out an application and pay a $30 application fee to the group leader (not to Nicastro Properties, LLC!) (Note, no fees or deposits are cashed until your group signs leases; however the checks are necessary to help hold the unit.)
- The group leader should turn in all of the applications with one check for the application fees made payable to Nicastro Properties, LLC. You can turn these in by calling our office and setting up an appointment. Example: if 8 people want to rent a building, each person gives the group leader $30 with their application, and the leader turns in all 8 apps with a check for $240. Application fees ARE 100% REFUNDABLE if you don't sign leases!! We are not in business to keep your application fees!
- After terms are met, the group leader will be responsible to collect each member of the group’s holding deposit. The group leader is to turn in the holding deposit, made payable to Nicastro Properties, LLC, in the form of one check. Again, this deposit will not be cashed until leases are signed.
- Should your group want to proceed, Nicastro Properties, LLC will prepare leases reflecting the agreed upon terms and each member of the group will be given an individual lease to sign on page 5. On page 6, please fill in only an address that we will use to mail your lease to your co-signer. Nicastro Properties, LLC will mail the leases after the student signs them and include a postage paid envelope for your co-signer to use to mail the leases back. All leases are due back co-signed and notarized within 10 days of the student signing.
- Along with the individual leases, a MASTER lease is prepared that is to be signed on page 5 by every student on the lease. The MASTER lease is to be turned in once completed along with the individual leases.
Keep in mind, once leases are signed, your application fee check and holding deposit check may be cashed!
The leasing process is final once all lessees have signed the MASTER lease & individual lease, and all co-signer forms are completed and returned to Nicastro Properties, LLC. If you have any questions, don't hesitate to call!

Winter is here and things like Buckeye Football and Basketball, winter break and Christmas are just a few of the exciting things we can look forward to. All of these things are even more enjoyable from the comfort of your warm home! One way to ensure you have a delightfully warm winter in your home is to take care of your furnace!! A common misconception of many renters is that because they rent, they don't have to worry about the furnace. This is wrong, and they realize that when their heat goes out at 2am in February due to their own negligence! At this time of year more than any, it is imperative that you change your furnace filters! If you aren't sure how, please email us and we'll do it for you! It is also imperative that you understand how your thermostat (that ugly thing on your wall) works and that you use it properly! This can both save you money on your gas bills and keep you warm all winter long! Never turn your thermostat to "off" and never set it to "fan". It should always be set to "on" or "auto" and kept at a temperature of your preference (usually between 68-72 degrees.) If you set it at 85 degrees, you're sure to be two things: 1- just a bit warmer and 2- broke!
Over the years, a lot of our residents have also found it helpful to put plastic up over their windows and lay blankets in front of the doors. These are just a few of many small things you can do that help out in a BIG way toward keeping your home warm and reducing your gas bills. If you'd like your weather stripping replaced due to a draft coming into the home, please call the maintenance line and we'll get it done right away!

A lot of off campus homes are beautiful, historic older homes with charm and character that simply cannot be copied in a newly built home. However, older homes sometimes have downside when heavy rains hit as they can be susceptible to water problems. Our goal is to eliminate water problems but we cannot do this without your help. If your home takes on water, please call the maintenance line AND the Property Manager. A lot of times, leaks are easiest to fix if we can get our eyes on them before the rain stops. Regardless, we want to dry out your home and clean the carpets as soon as possible after a leak and this is best accomplished if you contact the Property Manager as soon as a problem occurs.
