Maintenance
As an added convenience, current residents can phone in regular non emergency maintenance requests during normal business hours directly to Columbus Handyman at 614-263-2479. Please keep this number handy and feel free to use it for all non emergency maintenance requests. Please be sure to set up an appointment to have your maintenance needs taken care of and be sure to BE HOME for the appointment if you agreed to when placing the request! Your maintenance request will be taken care of a lot faster and to your satisfaction if you are there to sign off on it!

For security breaches or serious illness, please call 911 and calmly give the dispatcher your name and address.
Rent Payment Information
PLEASE NOTE RENT IS DUE ON THE 1ST OF EACH MONTH AND SHOULD BE MAILED BEFORE THE FIRST OF THE MONTH TO:

♦ Your lease agreement is paid in twelve equal monthly payments including September.
♦ The rent payment is due on or before the first of each month (DUE IN OFFICE – POSTMARKS DO NOT COUNT!!!!!!)
♦ All rent received after the first of the month is subject to late fees and a recurring daily charge as per your lease agreement until paid in full.
♦ If there are multiple residents in the unit, the rent MUST be paid in the form of one (1) check or money order.
♦ Payments must have your name, present address, and current phone number, as well as what the payment is for (ex. Nov. Rent or Dec. Water).
♦ Any check returned from the bank, regardless of reason, is subject to a bounced check fee of $35. In addition, if we do receive a returned check, we reserve the right to require any and all future payments be made by money order. See the note below for more on NSF checks.
♦ All rent payments must be mailed – DO NOT DROP RENT OFF AT OUR OFFICE. Also, we DO NOT ACCEPT CASH!!!
What happens if my group can not pay rent in full by the first of the month? It is important that you understand our policy at Nicastro Properties, LLC. If we do not have your rent payment in full by the first of the month, you will be assessed a late fee. In addition, for each day thereafter that we do not have your full rent payment, we will charge you a daily fee until your account is paid IN FULL (as per your lease agreement).
However, one simple phone call before the 1st can alleviate many of these problems and fees!! Situations often arise where all but 1 or 2 tenants will have rent and the “treasurer” of the group will hold the group’s check until he gets the remaining portions. THIS IS WRONG! In any case, you ALWAYS want to send WHATEVER YOU HAVE by the 1st (on time) along with a note detailing who hasn’t paid, why they are late, and when they will pay! The residents that are having financial problems are urged to call our office. The earlier we know there is a problem, the sooner we will be able to work out an agreement that benefits both parties. The important thing is not to ignore your financial responsibilities. NOTE: If you simply ask us to hold a check, we will. We’d rather wait for your rent by holding a post-dated check and receive it in full than deposit a check that will bounce and cause more work/fees for all of us.
